I've been wanting an OBT and I've found a shop that sells them locally but I wanted to know what substrate would be good for allowing the tarantula to burrow. I'll be providing lots of substrate for her plus hidey places so she can web it up and create a little safe hidey hole. My thoughts were something like a mixture of peat moss and coconut coir? I understand OBTs like bone dry conditions and I was concerned peat moss may hold too much moisture, in that case perhaps top soil and coconut coir would be a better mixture. Thoughts? Experiences with your Orange Baboons?

Yep, straight coco fiber does the job. Raised one from second instar to MM on it. It was a happy spider with huge extensions of tunnels plus copious webbing above ground.

If possible to go simple, go for it. Especially since this is a hardy and adaptable species, no need to fuss much over them other than good amount of substrate and height- in case it likes to web a lot.
